Q: Are there different fees for tenancies started before 1st June 2019?
A: Yes. For tenancies before this date, please contact our office for details of any applicable tenant fees.
Q: What fees apply for tenancies starting on or after 1st June 2019?
A: You will receive our Tenant Terms of Business and your Tenancy Agreement, outlining all fees payable before, during, and after your tenancy, including rent and deposit details.
Q: What is a holding deposit and how much is it?
A: The holding deposit is equal to one week’s rent. It reserves the property while your application is processed. It may be withheld if you or a guarantor withdraw, fail a Right-to-Rent check, provide false information, or don’t sign the tenancy agreement within 15 days (or an agreed deadline).
Q: How much is the security deposit?

Five weeks’ rent if the annual rent is under £50,000

Q: What happens if I lose my keys?
A: Tenants cover the full cost of replacing lost keys or security devices. If locks must be changed, this includes locksmith fees, new locks, and replacement keys. A labour charge of £15 per hour (inc. VAT) also applies.
Q: Are there fees for changing the tenancy?
A: Yes. Variations to the contract cost £50 + VAT each. Changing a sharer costs £50 + VAT per new tenant and covers referencing, Right-to-Rent checks, and paperwork.
Q: Can I end my tenancy early?
A: If you request early termination, you’re responsible for the landlord’s reasonable re-letting costs plus rent until a new tenant moves in. These won’t exceed the remaining rent owed.
